The next exciting step is getting your home photographed. These photographs will then be used to create your advertising and marketing and will be loaded on the Harcourts and other house sales websites as agreed in your marketing plan.
First Open Home
If you have chosen to have open homes, Mark will arrive early to set up in preparation. This is your chance to go for a walk on the beach, grab a coffee or do a bit of shopping. Once the open homes are finished for the week, Mark will call all the visitors to your house for feedback. The findings are presented to you in a weekly report by Mark.
Ready For Auction or Tender Close
If you have chosen auction or tender, Mark will work with the pool of buyers, encouraging them to see market value and making sure they are in a position to make unconditional bids or offers. Are if there are any terms individual buyers require, he will present them to you to decide if you will accept them if they are the highest bidder (ie. longer settlement date, smaller deposit etc).
For Sale By Negotation
It’s not unknown for offers to come in very quickly using this method of sale. Mark will present any offers to you as they arise during the campaign.
The Big Day
It’s auction day! Using the feedback of buyers as to where they see value, you will be asked to set your reserve for the auction. If you don’t reach reserve at the auction (which rarely happens), don’t panic, most houses will sell within 48 hours after auction as buyers that were not unconditional at auction date, are able to make their offers to you.
Congratulations, you’ve sold!
Mark and the team will guide you your final days at your old home. They will make sure the lawyers have everything they need to settle on the agreed day. You are now free to move on to the next exciting chapter of your life.
